Terms and Conditions

Reservation Policy:

  • A deposit of one-half the total rental fee plus a 6% Otsego County Occupancy Tax is required to confirm your reservation. Payment by credit card only.
  • The balance of the total rental fee is due thirty (60) days prior to arrival date.


 Cancellation Policy:


  •  Cancellation Policy: None
  • Should Cooperstown Dreams Park and/or Cooperstown All Star Village cancel their seasons for any reason you will receive a refund less 10% of the total booking. 
  • Full price will be charged in case of a no-show.


  • Damages
    Your payment acknowledges agreement to the Terms and Conditions contained herein.
  • Additional charges may be incurred due to violation of the Occupancy Rules listed below as well as to cover damages to the property or missing items resulting from your stay, excessive garbage, and extraordinary housekeeping as determined and documented upon check out by inspection by the property owner or his representative.
  • SMOKING AND/OR VAPING INSIDE THE HOME WILL RESULT IN AUTOMATIC FEE OF $500 CHARGED TO YOUR CREDIT CARD.
  • Coop Diamonds Luxury Rentals Occupancy Rules: Check-in time is 4 PM on Arrival Date and check-out time is 9 AM on Departure Date as specified on the reservation confirmation.
  • Coop Diamonds Luxury Rentals ions shall not be held liable for any postponed or canceled ball game or tournament week, for any loss, damage or delay due to transportation, accident, fire, strike, civil authority including the actions of state, county or local governments in restricting or forbidding the provisioning of lodging, acts of God, or any cause beyond its control.
  • Coop Diamonds Luxury Rentals is a non-smoking facility. SMOKING AND/OR VAPING ARE PROHIBITED INSIDE THE HOMES. If you smoke outside, please dispose of cigarette butts properly.
  • Prices are subject to change without notice.
  • 4% Occupancy Tax as applicable according to Otsego County law.
  • Maximum Occupancy is limited to the number stated on our website for each home. Contact Coop Diamonds Luxury Rentals with any changes to the number of guests in your party.
  • Guests will be held responsible and charged accordingly for repairs due to abuse and/or neglect by any member of their party.
  • Minor children must be accompanied by a competent adult at all times.
  • Guests are not permitted to bring non-guest to use the facilities of Coop Diamonds Luxury Rentals.
  • Pets of any kind are not permitted on the property. Violation of this rule will result in an automatic fee of $500 charged to your credit card.
  • Interior furnishings must not be rearranged or removed from the property for use outside. Exterior furniture must remain outside in the location intended by the property owner..
  • There will be a $35 charge for all returned checks.
  • Guests agree to act as the owner's agent and will contact the owner immediately for any issues that require the owner's attention.


 
PRIVACY POLICY: We respect and are committed to protecting your privacy. We may collect personally identifiable information when you visit our site. We will not sell your personally identifiable information to anyone.
SECURITY POLICY: Your payment and personal information are always safe. Our Secure Sockets Layer (SSL) software is the industry standard and among the best software available today for secure commerce transaction. It encrypts all of your personal information, including credit card number, name, and address, so that it cannot be read over the internet.
LIABILITY: All outdoor activities involve certain inherent risk of injury up to and including death. Every effort will be made to secure and make safe all facilities under our management. It is expressly understood and agreed that the owner shall not be liable for any damages or injury to guests or to any of their property from whatever cause arising from the occupancy or use of the premises by guests. Guests may not use the homes internet service in a manner that violates any local, state, federal or international law or regulation, including but not limited to fraudulent and obscene activity. The owners shall not be held liable or responsible for any violation of these terms. These policies will

help ensure your stay meets all of your expectations.
